When I meet with my sellers, usually the first question they ask me is, “What do you think my house is worth?” My usual response is, “Your agent, So and So, is an expert at pricing your home. That isn’t my specialty so I would encourage you to talk with them.” Funny thing is, the first thing they are asking their real estate agent is, “What should I do to get my house ready for sale?” Now, most the agents I work with will say, “Here is the number of my professional stager, Brandi, give her a call.”
Truth is, sometimes the seller has signed the listing agreement and they are ready to get started NOW and they want it listed yesterday. You know, as well as I do, that first impressions are KEY so it’s important for the house to be show ready before pictures are taken and the house goes on the market.
So what do you tell your sellers? Here are three basic staging tips that EVERY seller NEEDS to know and start implementing immediately.

Clean is a relative term, we all know it so it’s important that sellers understand what level of clean. I’m talking about “immaculate”, that brand new type of clean and I mean EVERYWHERE! From the ceilings all the way down the walls to the baseboards, floors (carpets included) and everything in between. The longer the house has been lived in, the more important this is.

STAGING TIP #2: CLUTTER-FREE

STAGING TIP #3: COLOR

Think about it, when you were a kid on the playground, what was one of the first questions you asked your new potential friend? “What’s your favorite color?” We have identified color with personalities and emotions our entire lives. This is no different with a house. Color is very personal so it’s important to keep all the walls and floors neutral. Also, you want to keep the same color throughout the house to make it feel larger. Every time a different color is put on a wall (especially when it isn’t in the same tone) it actually makes that wall or room shrink in size.

Now, granted, there are exceptions to every rule but when in doubt, paint all the walls one color. What about ceilings? To make the ceiling feel taller, go a shade or two lighter than the wall color or white. White baseboards can also draw attention to architectural details. When it comes to exteriors, NO MORE than 3 colors.
